About The Alders

The Alders is a wonderful, newly built detached house, beautifully designed to resemble a period barn conversion. Nestling behind the sand dunes and just yards from the glorious Poppit Sands beach which marks the start of the Pembrokeshire Coastal Path. The Alders is finished to a very high standard throughout and furnished in a contemporary style with practical slate flooring. The spacious fitted kitchen/diner has all mod cons and a large, farmhouse style dining table to enjoy family meals. The large lounge with comfy leather sofas and a woodburning stove is great for cosying up on chillier evenings. French doors open onto the decking and sheltered, enclosed rear garden - a regular suntrap where you can enjoy a summer barbecue. The ground floor double bedroom opens onto the front lawn. A narrow staircase leads to the other bedrooms set in the eaves with crisp white linen and some lovely rural views.

A brook borders the large lawn to the front, it is easy to forget how close you are to the sea. A few minutes walk through the dunes takes you to one of Pembrokeshire’s most beautiful sandy beaches - Poppit Sands. A must for water enthusiasts with opportunities for sailing, waterskiing, windsurfing and fishing. There is a local hotel offering food and an open bar is within walking distance, while St Dogmaels on the river Teifi estuary with its range of shops, restaurants, pubs and renowned fish and chip shop is less than 2 miles away.

This Access Statement has been prepared by the owner for your information; it is the most recent version that we have received. This statement has been prepared as objectively as possible, however with such a wide remit oversights may be made.

The property is approached via approximately three and a half miles on a B-road - into a left turn over a cattle grid and 40 metre drive to an ample off-road parking area (up to 7 cars) All spaces directly outside of the property. Parking area surface is made of chippings/small decorative stones. Main Entrance; To enter the property you have the option of either two six inch steps or a ramped entrance up both steps (the ramp is stored to one side on the outside of the property) into the house over a high threshold entrance. Alternative entrances; are through the utility room single door entrance (820mm) or the double doors in the ground floor double bedroom (1050mm) or the two metre wide entrance at the back of the property through patio French doors. There is a large stairwell entrance. Downstairs shower room; Accessed by 810mm wide doorway, Upstairs shower is accessed through a 745 mm width doorway. Well lit throughout each room (natural and artificial lighting). Kitchen has extensive worktops so too has the utility room. And a low level oven. Garden; An enclosed sheltered flat garden (lawned) also 53 metres squared of decking area is at the rear, another open lawn at the front of the property which continues to one side of the property which has a wooded area skirting it (undulating) also a flat area. This area totals to 1.5 acres and is bordered by a brook. External lighting of all aspects of the property with proximity sensors. Guide Dogs Welcome. Public Transport; Local bus service and ‘Poppit Rocket’ touring bus service throughout coastal Pembrokeshire approximately 175 yards from the front door of the Alders.

The conversion has been done to a very high standard and the house is really well appointed and equipped.. It is only minutes from the bay through the sand dunes.- a well trodden route by daylight or torch light.
